Hardwood Flooring Finishes and How They Perform in Your Home

Hardwax Oils
A more traditional flooring finish that contains natural oils and waxes. These oils absorb into the wood that richens the grain and allows the pores of the wood to remain open . The open pores allow the wood to retain its natural elasticity in your home and leave the natural texture exposed. Although a hardwax oil finish requires more maintenance from the client, there's nothing to wear down as you continuously feed the pores more oil . The advantage of this product is that you only have to maintain the major traffic areas of your home .

Film based finish
The standard finish in the majority of homes is the film based finishes. These finishes lay on top of the wood sealing all pores of the wood. As it dries it hardens it leaves a protective shell on top of the wood and with normal cleaning, this finish will last for years . With everything in the flooring industry, finishes are designed to wear down over time, with a buff and recoat every 3-5 years. If the finish wears down too far, then a complete resand of the floor will be needed. With multiple sheens available, there's options that fit your needs and design the best.
